HAS YOUR PROPERTY HAD ITS TIME ON THE MARKET?

You’re on the hunt for your next home and the latest house to come to market catches your eye on the property portals. It’s been listed for two days. It’s shiny and new.  But see a house posted online for months on end and you disregard it.  Has it outstayed its time on the market?

There must be something wrong with it, surely? Riddled with damp. Third bedroom the size of a postage stamp. Or it’s on the wrong side of the tracks. But dig a little deeper and you may uncover an altogether different story.

Don’t Judge A Property By How Long It’s Listed On Rightmove

 

  1. Some of the biggest property players simply take off a property, re-list it after 14 weeks (Rightmove’s legally advised time frame) and – hey presto – re-set how long the property has been for sale. (AKA the time on the market tab). As if by magic it’s just come on that day. But it’s actually been kicking around a lot longer.
  2. Simply by changing selling agents, a house you spotted online for months appears to come to market that day. The selling start date has been re-set to zero yet again. But it’s the same house. Nothing’s different. It’s probably even on at the same price. So sometimes it’s worth taking the ‘time on the market’ tab with a little pinch of salt.

     

    Why A Property Has Been Listed Online For Longer

  3. A prime property may have been listed and a buyer snaps it up immediately, but then the chain breaks down and it’s back on the market. Therefore a long drawn out process begins and it seems like the house has been on sale for months. But it’s still a great house; don’t disregard it and miss out on the house of your dreams.
  4.  A three-bed period gem that’s been listed a long time, or keeps bouncing off the market, may have simply been rented out. But don’t cross it off your list. Always talk to the agents involved. It will work in your favour as the sellers may be open to an offer.

  5. And finally, attention sellers: according to Rightmove the golden period in which  to sell is within 4-6 weeks. But the best agents should be checking the property’s performance using ALL the online tools available. This is to ensure it is getting maximum hits on the portals.
