7 (CHEAP) WAYS TO MAKE YOUR HOUSE SELL FASTER

1. The right smells. Brewing coffee, baking bread, citrus scents in bathrooms....the right scents can entice a buyer, making them picture themselves in the home themselves. An old trick, but it's effective - and it costs pennies.

 

2. Upgrade soft furnishings. Some new cushions to replace tatty ones, some inexpensive throws to cover up an old sofa, new bed linen in neutral tones will work wonders on making the house seem fresh and inviting.

 

3. Houseplants and flowers immediately enliven a dull space. Dot a few pots on windowsills or mantlepieces; group together bunches of the same type of flower in separate vases for maximum elegant effect. Single colours or a couple of colours combined always looks more stylish than a mass of differently coloured blooms.

 

4. Posh toiletries. Give your bathroom a spa feel for a few pounds by investing in some smart soaps or hand creams from a well known brand. Put them out for viewings and squirrel them away again after.

 

5. Rugs can hide all manner of sins and make a space feel more luxurious. In a sitting room always go for as large a rug as possible so not to carve up the space and make it appear smaller. As a general rule it should stretch under the sofa or coffee table. Natural tones and fibres such as sheep skins or jute are always a winner. 

 

6. Lighting. If a space is too dark it will always deter buyers. Light it well and it pay dividends. Ideally a room should have three types of lighting: ambient (overhead), task (pendant lights , desk lamps etc) or accent (to light tables, walls, attractive possessions). Aim for a total of 100 watts for each 50 sq ft. Even if you simply invest in a few stronger bulbs it will make a difference.

 

7. Declutter. The cheapest and most effective home staging trick there is. Put away family photos, stacks or piles of anything which do not have a proper home; move surplus furniture into loft storage if there is space. It will make your home immediately more sellable and appear larger. This will always add pound signs to your final sale price.
