Want to sell and sell fast? Then don't do the following.
Here are 5 ways to lose money on your house sale.
1. LEAVE ONE GREAT BIG MESS
Messy front and back gardens, clutter everywhere, possessions piled up. This will not sell your space. Your buyer will disappear fast.
Clear out the clutter, put bulkier items into storage and get the pruning shears out.
An uncluttered house will make your home appear bigger and if presented well can fetch up to 8% more on the asking price. We can offer home-staging advice to make this happen.
2. USING ONLINE-ONLY AGENTS
Online estate agents Emoov went bust at the end of last year, having to be brought out of administation by a tech start-up this year. Purple Bricks, the online agents with all the pushy adverts, are also struggling. Its founder pushed out and plans to expand overseas cancelled.
This only goes to prove that the online-only system does not work.
Who would choose an online only estate agency now?
They promised the earth, but rarely delivered. They had no real incentive. They will not chase the buyer, keep on top of the sale, deal with niggly queries. An online agent won’t reassure a buyer or a seller. And then after weeks of viewings, the whole sale can all fall through. It happens time and again. The seller loses out. It is the human touch you need, not the cyber one.
3. PUTTING IT ON AT THE WRONG PRICE
Some unscrupulous agents price your property sky-high to lure you in. They promise millions, but they never deliver. Want to sell and sell fast? You have to be realistic in today’s market. Price it right and leave with plenty of cash in your pocket.
4. BEING THERE AT THE VIEWINGS
It simply doesn’t work to be there to sell your own house. By all means equip your agent with all the hidden gems your home has to offer, but don’t muddy the water by being there. Also clear away any highly personal possessions or family photos. The new buyer needs to imagine themselves there, not feel like they are moving into someone else’s home.
5. NOT FIXING THE LITTLE THINGS
Grubby walls, peeling paints, broken shelving. Small house eyesores can really turn off a buyer. Fix all the visible damage. You don’t need to spend thousands to make thousands on your home.
